What are the land title deeds in Thailand?
There are 4 different types of deeds in Thailand. Chanote, Nor Sor 3 Gor, Nor Sor 3, Sor Por Kor;
- Chanote: grants the holder of the documents the full rights over the land. Chanote is the strongest type of title deed. It contains a legal description of the land boundary markers that are carefully assessed.
- Nor Sor 3 Gor: gives ownership of land with reasonable boundaries. This is not a full land title like Chanote. Official measuring and placing of official markers are both required by the land department. Nor Sor 3 Gor can be sold, mortgaged or transferred. The title can be changed to Chanote by the owner of the land files if he/she requests with the land department, surveyors will then come and measure the land.
- Nor Sor 3: this type of deed has never been measured or recognized the boundaries by the land department. Boundary markers are normally placed by the owners rather from government authorities, the big risk of this deed is that whether the boundaries and the size of the land are accurate.
- Sor Por Kor: This is usually found in rural areas and is an agricultural title deed. This is transferred for agricultural purposes for needy families by the government. Residence is allowed on a portion of the land. It is very difficult for a non Thai to obtain an interest of this deed.
